What “any condition” means

Before & after

“Any condition” gets said a lot in this business. Here’s roughly the range that covers.

The two examples below are illustrations of typical dated-to-renovated condition, not photos of a specific house or a specific completed sale. Real project photos go in the section underneath as soon as JT sends them.

A dated, cluttered kitchen, illustrating the kind of condition JT buys in
Before
A bright, renovated kitchen, illustrating a typical outcome
After

Dated kitchen → move-in ready

Old cabinets, tired countertops, dim lighting. This is a completely ordinary starting point, not a special case.

A dated, worn bathroom, illustrating the kind of condition JT buys in
Before
A bright, renovated bathroom, illustrating a typical outcome
After

Worn bathroom → move-in ready

Old tile, a tired vanity, fixtures past their best. Also completely ordinary.

JT: send me before & after photos of 3 to 6 houses you’ve bought (phone photos are completely fine) and I’ll swap these in, right above the illustrative examples. Include the neighborhood, roughly how long the project took, and one line about what was wrong with it. Real photos of real deals will always outperform the illustrations above. This section is hidden from live visitors until real photos are in.

“My house is in worse shape than any of those.”

I hear that a lot, and it’s almost never true. But even when it is, it doesn’t change anything. I’ve bought houses with fire damage, active roof leaks, failed foundations, mold, and decades of belongings still inside.

A house being in poor condition is the reason to call me, not a reason not to. It affects the number, not whether I’m interested.
