Questions people ask me first

Am I committing to anything by filling in the form?

No. You’re asking a question, that’s all. There’s no fee, no contract, and no obligation at any point, including after I’ve given you a number. Plenty of people get an offer from me, think it over, and decide to keep the house or list it instead. That’s a perfectly good outcome and you won’t hear from me again unless you want to.

How is this different from using a real estate agent?

An agent markets your house to find a buyer, and charges a commission, usually around 6%, when it sells. You handle repairs, cleaning and showings, and you wait for a buyer whose mortgage may or may not come through.

I’m not marketing anything. I’m the buyer. I pay cash from my own funds, so there’s no lender, no appraisal condition, no commission, and no waiting to see if it sticks.

Are there fees, or anything taken out at the end?

No. I don’t charge a commission or any kind of service fee, and I cover the normal closing costs. The figure we agree on is the figure that arrives with you. If anything about your situation would change that, such as an unpaid tax lien on the property, I’ll tell you at the time I make the offer, not at the closing table.

How do you work out the offer?

I look at what comparable houses in your neighborhood have actually sold for recently, then subtract what it will realistically cost me to repair and resell yours, and the margin I need to make it worth doing. That’s the whole formula. There is nothing clever hidden in it.

I’m happy to walk you through my numbers line by line. Most people find it a lot less mysterious once they see it written down.

How do I know the offer is fair?

Check it. Genuinely, I’d rather you did. Get a second cash offer, or ask an agent for a market appraisal. I’ll never pressure you to sign something today, and an offer that only stands if you decide right now isn’t a fair offer.

What I’d say honestly is this: a cash offer is not full retail price. It’s a lower number in exchange for speed, certainty and paying nothing. Whether that’s a good trade depends entirely on your situation, and I’ll help you work out whether it is.

Are you actually buying it, or just putting it on the MLS?

Buying it. My name goes on the closing documents. I’m not listing your house, and I’m not passing your details to a third party.

What condition does the house need to be in?

Whatever condition it’s in right now. I’ve bought houses with fire damage, failed foundations, ten years of accumulated belongings still inside, and roofs that had given up entirely. You do not need to clean, clear or repair anything. Take what matters to you and leave the rest.

What if there are tenants, or the house is in probate?

Both are common and neither is a problem. I buy tenant-occupied properties regularly and can deal with the tenancy myself after closing. For probate, I’ll work with your attorney and around the court’s timetable. That process can take a few months and I’m used to waiting it out.

I got a letter from you. How did you get my address?

From public property records. The county auditor and recorder publish ownership details for every parcel, and anyone can look them up. I write to owners in the areas I buy in. Nothing private was used, and nothing was bought from a data broker.
