Hilltop, Columbus
Selling a house on the Hilltop
West of downtown Columbus. Old housing, small lots, alleys, and a lot of properties that the open market will not touch.
The Hilltop is old Columbus. Most of the housing went up between the early nineteen-hundreds and the fifties: wood-frame singles and doubles, narrow lots, alleys behind. A great deal of it has been rental for a long time, and a great deal of it needs serious work.
This is the part of the city where a conventional sale is hardest. A buyer needing a mortgage generally cannot get one on a house that will not pass an appraisal, so houses in real disrepair sit. That is the gap a cash buyer fills, and it is why boarded, vacant and tax-delinquent properties are normal conversations for me here rather than difficult ones.
Condition is not a problem
The kind of Hilltop house I buy
Early-nineteen-hundreds to fifties frame singles and doubles, often long-term rentals, frequently needing full renovation. Vacant, boarded, fire-damaged, stripped: I will still look at it.
- A vacant or boarded property you are still paying for
- Taxes that have got away from you
- A house that will not pass an appraisal for a normal buyer
- Inherited from a grandparent and you live out of state
