Hilliard, Ohio
Selling a house in Hilliard
West side, and the address my own post goes to. Mostly newer housing, which makes the reasons for selling here a bit different.
Hilliard did most of its growing from the eighties onward, so the stock skews newer: planned subdivisions, two-storeys, attached garages. Around Old Hilliard there is genuinely old housing, but the majority of the city is not the fixer-upper market.
That means the calls I get here are rarely about condition. They are about timing. A relocation with a start date. A divorce where neither person wants to spend three months coordinating showings. An empty nester who wants out before winter. If the certainty is worth more to you than squeezing out the last five percent, that is a real trade and worth talking about.
Condition is not a problem
The kind of Hilliard house I buy
Mostly eighties onward, two-storeys and ranches in planned subdivisions, plus older housing near Old Hilliard. Newer does not mean I am not interested: I buy on the situation as much as the condition.
- Relocating for work with a fixed date
- Divorce or separation, where speed beats squeezing the price
- Downsizing and not wanting the house on the market over winter
- A property inherited by people who live elsewhere
