Westerville, Ohio
Selling a house in Westerville
North of the city, spanning two counties, with a genuinely old core and a lot of newer building around it.
Westerville is really two housing markets sharing a name. Around Uptown and the university there are homes from the early nineteen-hundreds, some beautifully kept and some that have been chopped into rentals over the decades. Spread out from there and it becomes seventies-through-two-thousands subdivisions.
The old core is where a cash sale usually makes sense. A hundred-year-old house that has been a student rental for thirty years needs a level of work most buyers on the open market will not take on, and the ones who will are going to ask for a discount and an inspection period anyway.
Condition is not a problem
The kind of Westerville house I buy
Early-nineteen-hundreds homes near Uptown, often previously rented, alongside seventies to two-thousands subdivision housing further out. Knob-and-tube, plaster, and a hundred years of partial updates do not put me off.
- A long-held student rental you are finished with
- An older home needing more work than you want to take on
- An estate that has been sitting while the family decides
- Retiring and moving closer to family
