Privacy Policy
Last updated: 2 September 2026. In short: your details come to me, I use them to respond to you, and I don’t sell them.

Who I am

What I collect
Only what you give me. When you submit the offer form that is your name, phone number, email address, the property address, and anything you choose to write in the message box. If you call or text me, I keep a record of that conversation and your number.
I also hold publicly available property information, meaning the ownership and parcel details published by the county auditor and recorder, which is how I identify properties to write to in the first place.
Basic technical information (browser type, pages viewed) may be recorded by the web host in standard server logs.
What I use it for
- Responding to your inquiry and preparing an offer on your property
- Contacting you about that property and that inquiry
- Keeping records of transactions I’m legally required to keep
That’s all. I don’t use your details to build profiles or advertise to you elsewhere.
What I do not do
I do not sell, rent or trade your personal information. I don’t pass your inquiry to other investors, lead-buying networks or marketing companies.
Information is shared only where it’s necessary to complete a transaction you’ve agreed to, for instance with the title company handling your closing, or where the law requires it.
Calls and texts
By giving me your phone number you’re agreeing that I may call or text you about your property inquiry. Message and data rates may apply. Reply STOP to any text to stop receiving them, or just tell me on the phone. I’m not signing you up to any marketing list.
Getting removed from my mailing list
If you received a letter or postcard from me and want no further contact, email, call or text with the property address on it and I’ll remove it the same day. You don’t need to give a reason.
How long I keep things
Inquiries that don’t lead anywhere are kept for 12 months and then deleted. Records relating to completed purchases are kept as long as the law requires.
Security
This site is served over HTTPS and form submissions are encrypted in transit. No system is perfectly secure, but I don’t collect payment details or Social Security numbers through this website and never will. If anything claiming to be from me asks you for those online, it isn’t me.
Your choices
You can ask me what information I hold about you, ask me to correct it, or ask me to delete it. Email sparky3233@gmail.com and I’ll deal with it within 30 days.
Children
This site isn’t intended for anyone under 18 and I don’t knowingly collect information from children.
Changes
If this policy changes I’ll update the date at the top of the page.
