What I am and am not
I am a property investor, not a real estate brokerage. I buy houses for my own account, intending to repair and resell them at a profit. I don’t represent you, I’m not your agent, and I owe you no fiduciary duty. Offers
Any figure discussed before a written purchase agreement is signed is an estimate, not a binding offer. Written offers are based on the information you provide and the condition of the property as I find it, and may be revised if something material turns out to be different, such as undisclosed structural damage, a lien nobody mentioned, or ownership that isn’t what we understood it to be.
An offer is not a valuation, appraisal or opinion of market value for any other purpose. Cash offers are typically below full retail market price, in exchange for speed, certainty and the fact that you pay no fees, make no repairs and hold no showings.

- Give accurate information about the property and who owns it
- Only request an offer on a property you have the legal right to sell, or are authorized to act for
- Don’t use this site unlawfully, or try to interfere with it
