A small operation, on purpose
There are national companies that buy houses. They have call centers, scripts, and a person in a different state deciding what a house on your street is worth from a spreadsheet.
That’s not what this is. I’m one person with a small team, buying houses in the city I actually live in. When you call the number on this website, you get me. When we agree a price, I’m the one who shows up at closing.
Being small has a practical upside for you, too. There’s no regional manager taking a cut and no marketing budget priced into my offers, so more of what the house is worth can stay in your number. That’s the honest version of “we pay more”. Not magic, just fewer hands in the middle.

Tell you the truth about your options
If listing with an agent would net you more and you can wait, I’ll say so. I’d rather be the person you call next year than the one who talked you into something today.
Show you my numbers
You can see exactly how I arrived at the offer: recent comparable sales, my repair estimate, my margin. No mystery formula.
Never pressure you
No exploding offers, no “this price is only good today”. Take a week. Get a second opinion. A good offer survives you thinking about it.
Leave you alone if you ask
One call or email and you’re off my mailing list the same day. No re-marketing, no passing your details to anyone else.
Why people usually call me
Almost nobody wakes up wanting to sell a house below retail. People call me because something else is going on and the house has become the problem rather than the asset.
Often it’s an inherited property two states away, with taxes and insurance quietly draining the estate every month. Sometimes it’s a rental that’s stopped being worth the phone calls. Sometimes it’s a house that needs $40,000 of work that the owner simply doesn’t have and can’t borrow.
In each of those cases the honest question isn’t “what is this house worth?” but rather “what is it worth to me, given what selling it the normal way would actually cost and take?” That’s the conversation I’m useful for.

Columbus and the surrounding communities: Westerville, Reynoldsburg, Gahanna, Whitehall, Bexley, Grove City, Hilliard, Dublin, Worthington, Upper Arlington, Groveport, Canal Winchester, Pickerington and the rest of Franklin County, plus parts of Licking, Delaware and Fairfield.
